We will be there every step of the way. To have a successful sale of your home it takes some preparation and some work. Let's break it down into 3 steps.
Step 1 - Getting your House ready to sell.
This is the step that involves the most work. You fell in love with your house when you first saw it and have been making it HOME ever since. You have many memories and are emotionally attached, but NOW is the time to get your home ready for the next owners. Sit down, take a deep breath and lets get started. Don't worry, it's really not as bad as it seems and we are here to help as much as we can.
De-Personalize - This is the step alot of people struggle with emotionally. Everything you have done to make your house a home has to be undone. The funky paint colors that you choose to be different needs to be changed. Personal photographs need to be taken down, collectibles need to be packed away, anything that takes away from the house should be removed. Don't make potential buyers describe your house as "the one with the huge crystal collection or the house with the ugly green kitchen" to their friends and family. Help them describe your home as the house with the kitchen nook, or the one with the huge yard.

DeCluttering - DeClutter and declutter some more. You have to pack everything up anyway, why not start right now. Clutter will make your home feel smaller and cramped. When people are looking at your "STUFF" they aren't looking at your house. Only one small appliance on the countertop, remove bookcases, china cabinets, and that extra chair in the living room. Shawn will even drop some boxes off to get started.
Curb Appeal - Curb appeal is extremely important. If a potential buyer does not like your home from the outside, they will not even take the time to come inside. Make sure there are no weeds in your flower bed, your yard is meticulously mowed, and bushes & tres are trimmed. In the winter make sure walks and driveways are cleared of snow. Most of all, make sure your house numbers are easily readable so people can find your home. Your potential buyers will spend a minute or so standing on the front porch while the realtor fumbles to open the lock box. The front porch gives potential buyers their first up close look at your home. Make sure the paint is in good repair and there are not too many accessories getting in the way. Consider replacing your doorbell with an updated one for a little extra charm.
Repairs - Repair or replace anything that may be broken, worn, outdated, or needing attention. Potential buyers deduct what they think the repair costs from what they offer you for the property. Even worse potential buyers think that you did not care for the property and are concerned that other parts of the home were not maintained. This also includes items that you are taking with you, such as furniture, bedding, and kitchenware.

Step 2 - Marketing your HOME
Our goal with professionally marketing your home is to inform as many as people as possible that your home is for sale. Here are some of the things we do;
Interview - Shawn will sit down with you and really dig deep to find out what you will miss about your home when you move, what are the intangibles that the future potential owners need to know such as; you can watch the kids play while doing the dishes, watching the sunset from the bedroom, the great neighbours that have a block party every year, etc. People buy with emotion and justify with logic and it is these things that can make the house sell quicker.
Professional Photography - Shawn owned his own Photography studio, Photography by Shawn Dreger, and will do all of the photography personally. He understands lighting, composition and his attention to detail will produce some of the best images of your home possible. If Shawn has to go to your home a couple of times to finish the photography because of different lighting conditions he will do that. Shawn will also make sure the vertical lines are vertical, the horizon is horizontal and his attention to detail will make sure the towel is taken off the stove, the dish rag isn't on the sink, cords are put away, the clutter is moved, etc. All images will be enhanced with photoshop as well. Video - Photographs are a must but so is a video. The one thing that can't be communicated with photographs is the layout of the house. That is why we also do a video walk-thru of your home. This gives everyone that views the video a look at your house almost like they were doing the walk-thru personally. The video and photographs will be published on our website, facebook and a link will also be given to you so you can post them on your facebook and twitter accounts and they you can ask all of your friends to add it to their page as well.
Web Presence - Over 90% of people looking for a new home start their search on the internet. Your home will have a complete web presence. We start with registering your address as a domain name. This means when you go to www.123mystreet.ca you will see your home for sale with all of the details, photographs and video with a map view and street view by google. Your home will also be featured on our website, MLS, facebook, twitter, craig's list, used Regina, and Sk homes 4 sale as well. Links will also be sent to you for your facebook and twitter accounts and then you can ask your friends to add them to their accounts as well.
Open Houses - Open houses are a part of our marketing plan as well. We have realtor open houses during the week to show your home off to all of the realtors in Regina. Most realtors already have clients waiting for a specific home to come on the market. When we have a public open house we advertise the open house in the Leader post, put up lots of "Open House" signs and we will distribute at least 50 invitations to your neighbours. You never know how many of your neighbours know someone that is looking for a home, and since they already live in the neighbourhood they will brag the area up for you.
Google Street View - Shawn's standard marketing package includes an automatic sync with Google Street View which allows buyers the ability to swivel 360 degrees, giving out of town buyers the ability to take a virtual stroll of neighbourhoods, or anyone to take a look at neighbourhoods in the summer. Twitter and Facebook - Every new listing, open house, price change and sale are broadcast to the world via by Shawn's Twitter and Facebook accounts. Videos and photographs can also be linked to your accounts so you can share them with all of your friends and their friends. We want as many people as possible to know your home is for sale.
